Your must-haves are non-negotiable. This usually includes location, number of bedrooms/bathrooms, outdoor space, etc. I always recommend new homebuyers make a detailed list of their highest-priority must-haves before we begin touring homes.

Nice-to-Haves

While granite countertops or a large yard would be great, you may need more than these features to make or break your home. Keeping nice-to-haves separate from must-haves makes it easier to zero in on homes that fit your family’s needs, lifestyle, and budget.

Get Pre-Approved for a Mortgage

Before starting your home search, getting pre-approved for a mortgage is vital. Pre-approval from a lender shows home sellers you are a serious, qualified buyer and can give you a competitive edge if you submit an offer. The Home Buying Process

Now that you’re pre-approved and have an experienced local realtor alongside you, it’s time to delve into the home-buying process itself:

Search Listings and View Properties

Based on your must-haves, nice-to-haves, and pre-approval amount, we will create a search in the multiple listing service (MLS) to identify potential dream homes. As new listings hit the MLS, I’ll send you property details and schedule showings for any you’re interested in viewing.

Submit Your Offer

Once we find your dream home, I’ll work with you to present the sellers with a firm offer based on comparables, market factors, the condition of the house, and recent sales trends. You submit a competitive offer to price your bid attractively while protecting your financial interests.

Negotiate the Deal

There may be some back-and-forth negotiations about price, included fixtures, or other terms. With so much experience handling these conversations, I’ll skillfully negotiate on your behalf to finalize the purchase agreement. My #1 goal is getting you the home you love at a price you feel good about.

Conduct Inspections and Final Walkthrough

After accepting our offer, I schedule professional home inspections to uncover any issues with the roof, foundation, appliances, HVAC systems, etc. If problems arise, I negotiate with the sellers to repair or lower the price. We’ll also do a final walkthrough 24-48 hours before closing to confirm all agreed-upon repairs/improvements were completed.

Close on Your New Home!
